If you're watching the market in Ridgeway and Crystal Beach neighbourhoods, here's where things stood as the trailing 30-day window closed out on July 13.
Across both communities combined, 29 homes sold and 4 leased over the past month, for a combined $18.9 million in closed sales volume. That's a slight step back from the prior week's $18.9M–$19.5M range, driven mostly by fewer closings in Ridgeway: a normal week-to-week fluctuation in a market this size, not a trend on its own yet.

Ridgeway saw 15 homes sell over the past 30 days, with a median sale price of $612,873 — essentially unchanged from the week before. Homes are moving noticeably faster than they were: the median time on market dropped to just 26 days, down from the mid-30s the week prior. Sellers are still leaving a little room on price, with a median sale-to-list ratio of 94.9%, meaning the typical home sold about 5% under its final asking price.
One standout: a Condo Townhouse on Butternut Crescent sold at full asking price ($836,199) in just 11 days. A reminder that well-priced, move-in-ready homes in the right style are still finding quick, strong offers even in a market where the median home takes longer and sells under ask.
On the rental side, only two leases closed in Ridgeway this period ($2,150/mo and $3,000/mo), too small a sample to read much into. Active inventory held steady at 93 homes for sale and 6 for lease.
Crystal Beach's numbers were remarkably stable week over week: 14 homes sold, matching the prior period exactly, with a median sale price of $529,950. Homes typically sold in 25 days at a median 95.7% of asking price.
The headline sale of the period was 4062 Glenspring Road, which sold for 112% of its list price — the standout over-asking result across both neighbourhoods this period, and a sign that well-positioned homes in Crystal Beach can still spark competitive offers. Balancing that out, a handful of longer-sitting listings (several homes on the market 85+ days) pulled the average time-on-market up to 47.6 days, even though the typical (median) home moved in 25.
Active inventory in Crystal Beach sits at 76 homes for sale and 9 for lease.
