Fort Erie market snapshot: 55 homes sold in the past 30 days, about $600,000 median sale price, 31 days to sell, sold at 97.3% of asking, and 477 homes for sale now, with every sale plotted by price across the five areas

The Big Picture

Over the past 30 days, 55 homes sold across Fort Erie. The typical home sold for about $600,000, took about a month to sell (a median of 31 days), and went for roughly 97.3% of asking. Total dollar volume was about $34.0 million, and 7 homes leased at rents from $2,000 to $4,800.

There are 477 homes for sale across Fort Erie right now, and active rentals sit at 49. That is down about 8% from a year ago, when 516 homes were on the market town-wide, with the pullback sharpest in Crystal Beach and Ridgeway; only Central Ave and the rural areas are carrying more listings than last August. Supply is still high from a historical perspective, so buyers have more choice and more room to negotiate, and sellers who price sharply are the ones getting quick results.

Year to date, from January 1 to August 23, 360 homes have sold Fort Erie, a hair above the 357 over the same stretch last year, and the typical price of $550,000 is right in line with 2025. In plain terms, 2026 is tracking last year almost exactly on both how many homes are selling and what they sell for, even if any single month bounces around.

The average sale price (about $618,000) sits a little above the median of about $600,000, pulled up by a few higher-end rural sales. The strongest sale new this week was 32 St George Crt in Crystal Beach, which sold at $645,000, just above its asking price.

Ridgeway

Ridgeway had 13 homes sell at a median of $640,000, matching last month’s count and four more than a year ago, with the median up about 10% on the month and 8% on the year as pricier homes changed hands. Three sales were new this week: 3259 Jewell Ave at $640,000, which sold in 19 days, plus 3645 Allen Tr at $730,000 and 7 Butternut Cres, a condo townhouse, at $836,200. Homes took a median of 52 days to sell, on the slow side because several long-listed properties finally sold. Year to date Ridgeway has sold 94 homes, a touch below last year’s pace, at a median right around $611,000, a shade above 2025. There are 97 homes for sale, unchanged from last week, plus 6 for lease.

Crystal Beach was the busiest area again, with 18 homes sold at a median of $595,000. Sales here are running well ahead of both last month and last year, and the year-over-year jumps look large partly because so few homes sold in this area a year ago. Homes moved quickly, a median of 28 days at nearly 98% of asking, and several sold at or above list. Three sales were new this week: 32 St George Crt at $645,000, a touch above asking, along with 25 St George Crt at $595,000 and 3852 Brunswick Ave at $280,000. Year to date, 78 homes have sold, well ahead of the 54 at this point last year, at a median of $510,000, up about 9%. There are 78 homes for sale, down 4 from last week, plus 16 for lease.

This area sold 13 homes at a median of $600,000, up from last month with values higher on both the month and the year. It stayed strong on price, selling at about 97% of asking, and the range ran the full spread, from a $169,000 home to $1.2 million. The most recent sale to land was 881 Burwell St at $600,000. The median time to sell was 41 days, lifted by a couple of long-listed homes selling late in the period rather than any change of pace for well-priced ones. Year to date the area has sold 87 homes, fewer than the 106 a year ago, at a median of $555,000, down about 4%. There are 129 homes for sale, down 2 from last week and the most of any area, plus 12 for lease.

Central Ave, Fort Erie’s most affordable area, stayed quiet, with 3 homes sold at a median of $435,000. The one sale new this week was 230 Hospital Dr, a semi-detached home, at $305,000 after 99 days on the market. Year to date Central has sold 45 homes, down from 54 a year ago, at a median of $410,000, off about 4%, so it remains the area where entry-level buyers have the best shot. There are 70 homes for sale, up 3 from last week, plus 15 for lease, the most rentals of any area.

Rural Fort Erie & Stevensville

Rural Fort Erie and Stevensville card, now including Black Creek: 8 homes sold, median price $628,500, 28 days to sell, 96.4% of asking, 103 homes for sale, with each sale plotted by price

This rural area now folds in Black Creek alongside Stevensville, Mulgrave, Point Abino, Bertie Ridge and Bowen, and it sold 8 homes at a median of $628,500. These are larger country and lakeside-edge properties, so a handful of deals moves that number a lot. Three sales were new this week: 2761 Arrowsmith Crt in Black Creek at $917,500, 3698 Sussex Lane at $575,000, and 1363 Ott Rd at $625,000, which sold in just 13 days at essentially full asking price. The area also produced the top sale in all of Fort Erie this period, 2883 Townline Rd at $1,507,500. Homes here sold at about 96% of list and moved reasonably fast at a median of 28 days. Year to date the rural area has sold 56 homes, up from 43 a year ago, though the median of about $625,000 reads below 2025 because the mix leaned to smaller properties this year. There are 103 homes for sale, and essentially no rentals.

If you are selling, that is not a reason to worry, but it is a reason to price to today’s market, because the homes that do are still selling fast and close to asking while overpriced ones sit. If you are buying, you have plenty of choice and negotiating room, though the quick sale times in areas like Crystal Beach show the best-priced homes still do not last long.
